- Focus on location: everything that contributes to the value of a property depends on the quality of its geographical location. When you're looking for that coveted house, you need to set your criteria based on proximity to shops, schools and transport links. That's the trifecta of a good location. And with the growth of telecommuting, there's another parameter to consider: Internet speed and fiber connection. Under these conditions, the property looks set to appreciate in value. Remember that the notary can determine the value of a property using valuation methods that have been tested and approved by the notarial profession. In any case, any seller who has built or commissioned the construction of a property in the 10 years preceding the sale owes the buyer a ten-year warranty. This covers defects that affect the solidity of the building or render it unfit for its intended use (article 1792-1 of the French Civil Code). This is a useful point to be aware of, as some so-called "do-it-yourself sellers" carry out work without calling on the services of craftsmen, and are unable to produce the corresponding invoices.

- Evaluate the potential: "Who can do more can do less", and the value of a house also lies in its potential for transformation. That's why it's a good idea to consider whether the surrounding land is suitable for building. If an extension is envisaged, it's important to know whether the planning application will be successful.

The house will also need to be refreshed. In 2021, heating,insulation and ventilation work will be eligible for financial assistance under the MaPrimeRénov' scheme. This scheme is open to all owner-occupiers. As for financing, this can be advantageously provided through the zero-rate loan (PTZ), granted subject to resources and property location.

Last December, the conditions for granting home loans were relaxed:

- the effort ratio limit (monthly payments as a proportion of household income) was raised from 33% to 35% ;

- the maximum loan term has been extended by two years, from 25 to 27 years, particularly for new-build purchases;

- and the rate of flexibility granted to banks, relating to the number of files authorized to fall outside this framework, has been increased from 15% to 20%.

According to a survey carried out by the "Observatoire du Moral Immobilier", 72% of homebuyers say they are prepared to carry out renovation work on their future home, whether to gain more floor space (19% of respondents), create an outdoor area (13%) or pay less for their home while maintaining its location (40%).
