With the controls and diagnoses provided at the time of a real estate sale or a setting in hiring, the purchaser becomes owner in all serenity and safety.
The technical diagnosis file
To leave nothing to chance
When selling or renting a property, it must undergo several diagnostics, which are gathered in a Technical Diagnostics File (theDDT). It informs the future buyer or tenant of the state of his future residence and avoids unpleasant surprises once the sale or lease is signed. It is a way to prepare the sale and to better understand the "history" of the building. According to the nature of the diagnosis, it :
- ensures the safety of the people occupying the dwelling;
- contributes to the protection of the environment and energy savings;
- allows you to know the property you are going to buy or rent;
- to estimate as accurately as possible the selling price or the amount of the rent.
If the list of diagnoses is long (it can go up to 10), it differs according to the type of property, if it is a sale or a rent, the year of construction and the location of the property. But in all cases, the DDT must be submitted at the latest at the signing of the deed of sale before a notary.
The owner incurs sanctions if he does not comply with this obligation or if the documents provided do not respect the validity period. This can range from the outright cancellation of the sale or rental, to a reduction in the sale price or rent, to a fine that can be substantial.
The energy audit
Reinforcing the DPE, an energy audit is now required to sell homes that consume too much energy. On April 1, 2023, it will concern housing classified F or G. Then it will be extended in 2025 to housing classified E and finally to D classes from 1 January 2034. The energy audit formulates proposals for work to be done to improve the energy performance of the housing concerned. This document must be given to the prospective buyer at the first visit of the property and be attached to the promise to sell.

Since January 1, 2023, in case of sale of the housing, the owner must give the CIL to the purchaser at the latest at the time of the signature of thedeed of sale. This document makes it possible to certify the energy performance of the dwelling and to know the means implemented to improve it when they were carried out. This document is established when a dwelling is built or when renovation work is carried out that has a significant impact on its energy performance. When energy renovation works are carried out, the CIL must mention the date of their realization and their description.
