Energy renovation: the program to get your home back into shape

Homes can reduce their consumption and emissions by adopting an energy renovation regime. A fitness program that can make them much more efficient and attractive to their occupants.

According to the Ministry of Ecological Transition, the building sector is the second largest emitter of greenhouse gases. It alone accounts for 27% of CO2 emissions and nearly 45% of final energy consumption. The building sector therefore has an essential role to play in achieving carbon neutrality by 2050. But today, nearly 5 million homes are real "energy sinks" and 3.8 million households have difficulty paying their heating bill. 2022 marks a decisive step to put an end to this situation and to promote the renovation of housing.

The challenges of energy renovation

Among the 83% of French people who plan to undertake work, 47% of them want to reduce their energy bill. The work carried out will also ensure them a better daily comfort and will give an added value to their housing. But that's not all. Their property will be in compliance with the new standards that came into effect in 2022. Among these, the measures provided by the Climate and Resilience Law to fight against thermal flaws and encourage owners to renovate them by 2028. This involves a new method of calculating the DPE since July1, 2021. The method known as "on bill" disappears. It sometimes led to produce two different labels for identical buildings or even to give "blank" DPE in the absence of available invoice. According to the Ministry of Ecological Transition, the new method is based "on the physical characteristics of housing" and "uses more reliable input data" so that the ECD applies "in a homogeneous way to all housing". The importance of the ECD during a sale or rental is reinforced.
With the same objective, from September 2022, the Climate and Resilience Act makes energy audits of houses or buildings classified F or G mandatory when they are put up for sale. This document will have to be provided to "any potential buyer during the first visit". It will allow the buyer to be fully informed of the renovations to be made. This measure will be extended to housing classified E in 2025 and to those classified D in 2034.

As for rentals, starting January1, 2023, owners of F and G rated properties will not be able to increase their rent. Over time, more and more homes will be affected by this rental ban. The Climate and Resiliency Act first provides for a ban on G-rated homes starting January1, 2025. This will be followed by F-rated homes in 2028 and then E-rated homes in 2034.

Let's be precise
To benefit from MaPrimeRénov', the dwelling must have been built at least 15 years ago or at least 2 years ago when replacing an oil-fired boiler.
If you wish to benefit from MaPrimeRénov' as a landlord, you agree to :
to rent your home as your main residence for a period equal to or greater than 5 years (calculated from the day of payment of the renovation premium);
to inform the tenant of the work financed by the bonus;
in the event of a rent revaluation, deduct the amount of the bonus from the total amount of the work justifying this revaluation and inform your tenant.

Opt for the right renovation work

The program to "get your home back into shape" will involve three essential points: cold, drafts and humidity.
A cold house is a sign of an aging heating system, poorly insulated or uninsulated attics, windows that let in drafts... To remedy this, target each of these points. But not in any order. Otherwise, your efforts may be in vain. Start with insulation. Attics, walls, low floors, basements, cellars and garages are all sensitive points. Insulating them can save you up to 65% on your bills.
Once you have reached this first objective, consider changing your woodwork. According to the French Environment and Energy Management Agency(ADEME), 10 to 15% of heat loss comes from windows, especially if they are old. Changing single-glazed windows for double- or triple-glazed windows with high insulating power will improve the thermal and acoustic comfort of your home. You no longer need to heat to the maximum to maintain a pleasant temperature in your rooms. You limit condensation for a healthier home.
Next step of the program: recovering energy by changing your heating mode with a more economical and ecological equipment.
Using renewable energy sources (water, air, ground heat), the heat pump is the ideal solution for reducing your annual heating bills by 60%.
The last step: make sure your ventilation system is efficient. Responsible for incoming and outgoing air, it must renew the air without affecting the ambient temperature of the house. A poorly installed system can result in 15 to 20% heat loss and insulation work undertaken elsewhere can be ineffective. Controlled mechanical ventilation (CMV) is an effective solution for better air renewal.

Adopt good habits on a daily basis
Some daily gestures will complement the larger-scale work: turning off the lights in unoccupied rooms, hunting down appliances on standby, choosing showers over baths, reading energy labels when buying an electrical appliance, heating at the right temperature, and using the right energy sources.heating at the right temperature (between 16 and 17° for bedrooms and 19° in other rooms), installing a thermostat and programmer to have the right temperature in the right place at the right time...

Aid to encourage energy performance

Energy renovation has a cost. But as the saying goes, "it's worth it". Aware that this can be an obstacle, the public authorities are multiplying aid. Seize the opportunity and take advantage of MaprimeRénov'. Open to all homeowners, regardless of their income, whether they occupy the home to be renovated or rent it, it can be used to finance insulation, heating, ventilation or energy auditing work on a single-family home or an apartment in collective housing. The amount of the bonus is fixed. It is calculated on the basis of the household's income and the ecological gain achieved by the work. The MaPrime Rénov' sérénité version grants a compensation of 50% of the cost (excluding tax) of the work for very modest incomes or 35% excluding tax for modest incomes.
Among the other leaders, the Eco-PTZ. This interest-free loan is available to all owner-occupiers, owner-lessors and co-ownerships. In 2022, if the work results in a minimum energy gain of 35%, the amount of the loan can go up to 50 000 € repayable between 15 and 20 years.
In the top three of renovation aids, we should also mention the 5.5% VAT. Granted to promote energy renovation of homes over 2 years old, this VAT applies to work that allows energy savings. It can be expenses concerning thermal insulation or energy production equipment using a renewable energy source.
