Welcome to the notary's office of VENCE and its region, our archives go back to 1834 (date of creation of the office). The office is located at the entrance of VENCE, easy to access, and we welcome you in our 500m² premises, on the first floor with an elevator to the handicapped standards, and easy access. We are today four Notaries and a whole team of collaborators, all regularly trained, at your disposal, to receive you, in a framework privileging listening, discretion and professionalism.

Our clientele is mainly composed of individuals, whom we accompany throughout their private and professional lives. We provide you with in-depth advice, adapted to your expectations and needs, and a relationship based on listening, availability and responsiveness. Our management of each file is always part of a more global approach taking into account your family situation, your global assets and your objectives.

We are also committed to satisfying a foreign clientele, with English-speaking Notaries and Collaborators. For many years, we have also been assisting numerous professionals and institutions, to whom we provide legal security, rigor and efficiency in the management of urban planning, real estate development or real estate investment files.

The staff of the Vence notary's office

We are open from Monday to Friday from 9:00 am to 12:00 pm and from 2:00 pm to 6:30 pm.

Telephone calls are received from 9:30 am to 12:00 pm and from 2:00 pm to 6:00 pm.

Parking facilities are available around the office, at the parking lot of the "ara" or the one called "la Gare".

Notary fees

It is composed :
  • Emoluments which can be :
    • proportional. They are calculated from a percentage (a rate) linked to the value of the operation stated in the act. This rate is degressive and varies according to the nature of the act (donation, declaration of inheritance, real estate sale...).
    • or fixed, in the other cases (marriage contract...)
Regulatory texts defining the notaries' fees:
  • Free fees which concern all acts in the so-called competitive field, for example, the drawing up of an asset balance sheet or an IFI (tax on real estate wealth) declaration, drafting of commercial leases, etc. and, since the reform of the tariff, real estate transactions and negotiations. For the latter, each notary now determines his rate, which will be identical for all clients.

Other changes since May 1, 2016

In addition to the liberalization of the remuneration of real estate negotiation activities to which fees are now applied, there is also a general decrease in the rate as a result of the "Macron Law":
  • A discount of 1.9% for all fee-based acts, including real estate transactions, has been available since January 1, 2021.
    As a reminder, the fees charged by the notary for a real estate sale are set by the state. The new scale of fees to be paid since January 1, 2021 is broken down into 4 tranches:
    • From 0 to 6 500 €: 3.870
    • From 6 500 € to 17 000 € : 1,596
    • From 17 000 € to 60 000 €: 1,064
    • More than €60,000: 0.799%.
  • for real estate transfers and related formalities, the amount of the notary's fees may not exceed 10% of the value of the property (or the right concerned by the transfer), with a minimum of €90. This measure mainly concerns real estate transactions of small amount (cellar, land located in rural areas...)
  • since January 1, 2021, notaries may grant a discount of up to 20% on the amount of their fees, calculated for transactions (e.g. real estate sales) exceeding €100,000.

Negotiation fees

From January 1, 2022
The ministerial decree of February 26, 2016 is applicable on May 1, 2016 (except for files before March 1, 2016 ex: compromise; payment of an advance on costs etc... which remain at the old rate).
